How we work
Straight lines, fewer surprises.
Most contractor pain comes from three places: bidding roulette, change-order silence, and the ghost sub. We solve each of them by not doing them.
Bidding. We give a written scope and a fixed price. If a real unknown surfaces (a rotted joist that wasn’t visible), we say so in writing and price it before we swing a hammer.
Change orders. Nothing changes without your OK, in writing, before we do it. Zero “while we were in there” surprises.
Subs. We keep a short list of subs who’ve been on our sites for years. If we don’t know their name and their kids’ names, they aren’t on your project.
